Booking Terms and Conditions

· Bookings made more than 6 weeks in advance require a 25% deposit. The balance is due 6 weeks before your holiday. Bookings made less than 6 weeks before the start of the holiday require payment in full at time of booking. Please remember to pay the balance. A Reminder email will be issued shortly before the balance is due |

· Payments must be made by cheque payable to Harbour View. |
|
|
|
· No smoking is permitted in the cottage. |
|
|
|
· No pets are permitted without prior discussion. A fee of £25 is charged if they are accepted. You must provide bedding for the pet, and keep them off the furniture |

|
|
· Lettings run from 3.00pm Saturday until 10.00am the following Saturday. |
|
|
|
· Cleaning is carried out by our regular cleaner who will also check for damage. Any excessive cleaning costs will be deducted from your damage deposit |
|
|
|
· Parking might be available occasionally. The payment for the holiday does NOT include parking. |
|
|
|
· Cancellations. If for any reason you wish to cancel your holiday let me know as soon as possible and confirm in writing. We will attempt to re-let the property. If we can secure a replacement booking then your deposit, less a £25.00 handling fee, will be returned. If no replacement letting can be organized then the full payment falls due 6 weeks before the letting was due to commence and no refund will be available. Bookings are NOT transferrable. |

· Damage Deposit. A £50 pound cheque should be sent with final payment to act as a damage deposit. This will be destroyed should it not be required. Please note your liabilities may exceed the £50 deposit if a lot of damage is caused |

|
· Tenant Responsibilities. The tenancy is created under the Rent Act of 1977. |
|
1. To keep and leave the accommodation in a clean and tidy state returning all furniture to the place where it was found on entry. |
|
2. To pay for breakages and damage. |
|
3. Not to cause a nuisance to neighbours. |
|
4. To allow the owner, his servant or agents reasonable access. |
|
5. To leave the accommodation in such a state and condition that it is suitable for occupation by another hirer. |
|
6. Not to part with possessions of the property, or share it, except with members of the party shown on the booking form |
|
7. Not to exceed the number of persons that the cottage can sleep. |
|
8. Spray tan is NOT to be used in the property. Any damage will be deducted from the damage deposit |
|
· Complaints procedure. Please let me know of any problems immediately so that they can be investigated and remedial action taken. |
